The lift should be inspected and maintained according to the manufacturer’s recommendations and local regulations. This is usually carried out annually or at regular intervals.

If the lift gets stuck between floors, contact the service company responsible for its ongoing maintenance, or alternatively, the property owner for guidance. Attempting to resolve the issue without the proper knowledge is highly dangerous.

There are various safety regulations that apply to lifts. For example, requirements exist for emergency telephones in the lift, rescue spaces, fire safety, and regular inspections. These regulations may vary depending on the country and the type of lift.

The cost of repairing a lift varies depending on the extent of the problem and which parts need to be replaced. To get an estimate for lift repair or modernisation, contact a supplier that specialises in repairing, refurbishing, or modernising lifts.

The lifespan of a lift depends on several factors, such as the quality of the lift, how often it is maintained, and how frequently it is used. On average, a lift can be expected to last around 20 to 30 years. After this period, it is recommended to carry out a refurbishment or modernisation to replace the components that have experienced the most wear and tear.

To prevent the lift from breaking down, you should follow the manufacturer’s maintenance instructions and work with a lift partner who can provide regular service visits and ongoing maintenance. It is important to take care of the lift and address any issues as soon as they arise.

On 8 September 2023, the government introduced new requirements for older lifts to reduce the risk of accidents. The regulatory change means that passenger lifts in buildings must have appropriate protection between the shaft door and the lift car door if there is a risk of becoming trapped.

Older lifts with a combination of a shaft door at the landing and a car door on the lift can have a gap between the doors large enough for a small child to fit. Since 2000, there have been at least six accidents involving children being caught between doors, and earlier this year a child died in a lift accident in Gothenburg.

Property owners can often increase the safety level of older lifts through relatively simple measures. One example is installing a vertical plate in the gap along with a photocell system.

The new rules regarding protection between doors affect around 5,800 lifts, and compliance must be achieved by 1 October 2031.

The responsibility for lift safety rests with the property owner. New lifts, or lifts that have been renovated through modernisation, are very safe. Older lifts that have not been modernised, however, can pose serious risks of accidents. It is important to be aware that as the property owner, you are ultimately responsible for the lift’s safety. Accidents involving lifts occur every year. Many people mistakenly believe that the responsibility for lift safety lies with the inspection authority or the service company. While service and maintenance can be outsourced, the responsibility cannot. It is always the owner who is responsible for ensuring safety.

If the lift is not functioning correctly, you can report the fault to your lift service company or contact the property owner, who will then liaise with the contracted lift service provider for further investigation and action.

Common reasons for a lift to get stuck or malfunction include electrical issues, faults in the control system, door malfunctions, mechanical problems, or overloading. It is important for the property owner to contact their lift service company for further troubleshooting and corrective action to ensure safe operation.

  1. Technical faults: Older lifts can have ageing components and systems that may fail or operate inconsistently. This can result in the lift getting stuck between floors, doors not closing properly, or other technical malfunctions.
  2. Safety shortcomings: Older lifts may not meet current safety standards and could lack essential features such as overload sensors, emergency telephones, or fire safety measures. This increases the risk of accidents or situations where people become trapped in the lift.
  3. Wear and corrosion: After long-term use, older lifts can be susceptible to wear and corrosion. This can affect the functioning of mechanical parts, lift doors, and the lift car, increasing the risk of operational failures and safety issues.
  4. Electrical system issues: Ageing electrical systems in older lifts may be prone to short circuits, power outages, or other electrical problems. This can cause the lift to stop or malfunction.
  5. Difficulty sourcing spare parts: For older lift models, it can be challenging to find the correct spare parts when repairs are needed. This can prolong repair times and affect the lift’s operational reliability.

A maintenance plan is a documented schedule that is useful for budgeting and planning future repairs and modernisations. A well-designed maintenance plan is important for preventing operational downtime, reducing the risk of accidents, and extending the lift’s lifespan. A maintenance plan can cover a long period, such as 20 years, but it is most common to plan over a five-year period to budget for maintenance and avoid surprises.

  • Repacking of cylinders
  • Replacement of hydraulic oil
  • Load-bearing ropes
  • Lighting – replacing fluorescent tubes with LED lighting

A lift condition assessment involves inspecting the lift to evaluate its current condition and identify any deficiencies. The purpose of the assessment is to detect potential safety issues, technical faults, or the need for maintenance or upgrades. It is an important measure to ensure that the lift operates correctly and complies with current safety standards.

After a lift condition assessment, recommendations for maintenance or repairs are usually provided to ensure the lift continues to function properly.
